Structural repairs were required to a first floor maisonette in a two storey residential block of four flats. There was a crack in the rear elevation at the junction where the rendered main wall panel joined the south west corner brick pier. Some localised bowing of the brick pier was present, along with horizontal cracks. The cracking was found to be due to insufficient tying of the decorative brick corners to the main wall panels.
At the first floor, the existing brick pier was tied back to the rear and side walls using Helifix crack stitching bars. The existing bowing pier was taken down and rebuilt and tied back to the existing structure.
Above a doorway the brickwork arch was removed and a new lintel was put in place above one of the front doors to support the structure.
To overcome the presence of cracks, the loose mortar was raked out and re-pointed. The external render was then repaired.
